Concrete, Groundworks, Weather & Ground Conditions – Site Conditions Clause Across our working areas including Fair Oak (e.g., Allington Lane, Botley Road, Ashlea Close), Eastleigh (e.g., Chamberlayne Road, Leigh Road, Dew Lane, Brookwood Avenue), Chandler’s Ford (e.g., Allbrook Way A335, Hursley Road, Gardner Way, Laidlaw Gardens), Winchester (e.g., Romsey Road, Stockbridge Road, Andover Road, Alresford Road) and Southampton (e.g., High Street, London Road, Brunswick Square, Bedford Place), the underlying ground is predominantly clay-based or mixed subsoil typical of Hampshire.  These soils and local ground conditions are known for: * Holding water during wet periods * Becoming unstable when saturated * Shrinking, cracking and hardening in dry spells * Seasonal movement that can affect levels and finished surfaces These behaviours are normal for local Hampshire ground conditions and are not workmanship defects. Weather Sensitivity – Concrete & Excavations Concrete and groundworks are extremely weather-dependent. In wet or cold conditions: * Excavations in areas like Hursley Road or Botley Road may slump or collapse * Bases can remain soft or “pump” under load * Concrete curing times prolong * Frost can permanently damage uncured concrete In hot or windy conditions: * Rapid surface drying can cause shrinkage cracking * Concrete may require extra curing efforts * Fresh pours are at higher risk of surface defects Moore & Son Bricklaying Ltd cannot control rainfall, frost, heatwaves, drought, waterlogging from local tributaries (e.g., near Monks Brook) or sudden weather changes.  Forecast-Based Scheduling To protect the quality and longevity of the works, Moore & Son Bricklaying Ltd may postpone: * Excavations during prolonged heavy rain or waterlogged ground (e.g., around Boyatt Lane) * Concrete pours when freezing overnight temperatures are forecast * Larger pours during extreme heat or high winds Such delays are for the protection of the project and are not grounds for contract cancellation or penalties Ground Variations & Hidden Conditions Sub-surface conditions can vary widely along local roads and estates, such as: * Soft spots under gardens off Allbrook Hill or Alexandra Road * Disused services below ground on Chesterwood or Cockayne Road areas * Buried debris or old fill material across infill developments Any additional works required because of unforeseen ground conditions discovered after excavation begins will be treated as variations and quoted separately. Warranty Limitation Our workmanship warranty covers installation only. It does not cover issues arising from: * Seasonal ground movement * Ground saturation or groundwater pressure * Frost, drought or heat damage * Soil expansion and contraction * Hidden obstructions or unknown sub-surface conditions
